Repairs and meters
Repairs and meters, in the same books
A leaking tap and a water bill both end up as money. Estate Ledger keeps them where the money is.
Repair requests
Staff report a repair in the web portal. On the paid plans, tenants report one from their own portal, with a photo. Each request has a priority, the person it is given to or a fundi’s name, and a status: open, in progress, done or cancelled.
The cost goes to the right person
When a repair is done with a cost, it becomes an expense: charged to the landlord, so it is on their statement, or kept as the agency’s own.
Water and power readings
Read the meters for a property in one grid. Estate Ledger takes the last reading, works out the units used at the property’s rate and adds the bill to the lease living in the unit. A reading for a vacant unit is kept as the next tenant’s start, and a replaced meter starts again from zero.

Does a caretaker need a connection to read meters?
Yes. Readings, like payments and repair requests, are entered in the web portal in the phone’s browser, so they need a connection.
